324 St. Marks Avenue Condos in Prospect Heights

You'll get radiant heating in the bathrooms and a gas fireplace in every unit, but it sure won't come cheap.

Prospect Heights' newest condos, marketed by Aguayo & Huebener, has a very Scarano-esque design, but are not actually designed by Scarano. Dubbed Mark 324, these condos are the latest entry into the NoProHo area by developers who are, at turns, emboldened by the success of the Washington and the Hello Living projects.

The prices, though, are quite a reach for the current real estate zeitgeist. To witness, the majority of the 3 bed, 2 bath units are $900K+.

Fort Greene bookstore to open up shortly

Greenlight Bookstore will be opening really soon at the corner of South Portland and Fulton Street.

There's an opening party on October 24. Hopefully it's better than my current fave bookstore - St. Marks Bookshop in the East Village.

St. Felix Street Firehouse condo on sale

These units went on the market in 2005, during the RE boom for list prices of anywhere from $795K to $995K. At a list price of $850K, this owner isn't making much, if anything, from this potential sale.

Corcoran has the listing for this 2 bed, 2 bath unit that could be either 1,062 sq ft or 1,130 sq ft, depending on which unit it is.

Two sales at the Greene House Condos

Two units at the Greene House Condos have recently come on the market, both at eye-opening prices.

One unit is a 3 bedroom, 2 bath 1,220 square foot unit, unit 4E. The list price is at a bargain-basement $765K, down from $989K in February 2008.

The second unit just came on the market today, unit 9E at a price of $839K, which is just a few thousand dollars over what it originally sold at years ago.

Both are ostensibly distress sales of some sort - my guess is either job loss or job change. Any insiders know the scoop on these?

Either way, these prices could prove worrisome for anyone who's refinancing or selling in the near future. Unless the appraiser realizes that these are distress sales.

NYT On Prospect Park

The Times weighs in on the lack of people living in Meier's On Prospect Park.

At left, a couple who live on Plaza Street are able to look into everyone's apartment and claim that there are at least four completely empty floors, devoid of tenants.

Of note, the three or four residents who are interviewed are all senior citizens. One would think that such a hip, nice and expensive building would be inhabited by yuppies.

The article notes that the two Corcoran brokers repeatedly refused to let in reporters to tour the units along with prospective buyers.
