ok, so explain this to the buyers. how come they're not paying upwards of $600k for these apts? efficient markets hypothesis..

If you look up crime rates in this hood versus Park Slope, for example, there's not a significant difference. Also, there is a police precinct directly across the street from the projects. There are projects all over Manhattan and people pay big bucks to live right next door to them in areas like Chelsea, Upper West and Upper East sides.

i think the prices you're seeing are a direct effect of buyers not thinking it's safe because of the projects.you can get a similar sized place at the newswalk condos for $100k more. to me, it's worth it. i'd rather be in a construction zone and atlantic yards and be close to amenities, than at the kent. just my opinion..

What do people think about the projects right around the corner from The Kent? I am hesitate to buy in the area because I've heard its not safe. Also worried that it would impact (negatively) the reale value of any apt in the area - at The Kent or otherwise. What do folks think?

i'm currently in contract on a 2bd at the Kent. yes, its fringe, but i think well positioned for the ongoing brooklyn boom. and the apartments are amazing. fingers crossed, i'll be moving in next month.

I seriously considered the Kent. The apartments are huge and light. I spend a lot of time in the Pratt Library and know the area very well. The Corcoran broker (not this one) kept saying it's so close to Fort Greene. Well, it's a whopping 8 blocks to where DeKalb or Myrtle become amenity-friendly. If you walk down Myrtle, first you get the burnt-out vacant lots, the 'lingerie' shop, the White

well, they didn't say how many steps, now did they? It's all just part of the real estate speak that's been around for ever and will probably exist even after we're long gone. "Minutes to Manhattan" means about an hour, "cozy" means tiny, "charming" means run down. Let the buyer beware!
