Last unit at Firehouse Condos sells

The street-level triplex unit at 735 Dean Street has finally sold, at a price of $680K. It was originally listed at $740K.

The new owner has installed white solar shades already, to keep their interior from prying eyes.

More Hello Living press

Via brownstoner, there's a new article in today's NY Sun that speaks about sales at the Hello Living project.

Even this new project is not immune to the Brooklyn slowdown - one unit was dropped from $900K to $849K. The most expensive condo in Crown Heights that we posted about before, was listed at $1.3MM, but had an offer of $1.1MM that was turned down.

655 Washington condos

The Modern Post, as 655 Washington Avenue is called, is being marketed by Aguayo and Huebener. 10 units are listed, at prices ranging from $392K to $789K.

One unit is priced at $780 psf - 832 square feet for $649K. Judge for yourself by looking at the floorplan here.

One thing the apartments have going for them is the nice white kitchens pictured at left.

In general, these seem overpriced for today's market. The units also have awkward, small layouts and the bedrooms are tiny - some measure in at only 9' x 9'4".

Open house on Sunday from 1 to 4PM.

3 more in contract at the Washington

The C lines are now in contract at the Washington, complete with views of the mechanic shop across the street.

List prices were $669K, $749K and $759K, down from $739K, $799K and $849K, respectively.

Does anyone know the sale prices on these?

Washington Condo mezz units again on sale

Two months ago, the mezzanine units went on sale again, but then dropped off the A&H site. Now, they're back again, with some hefty price cuts at several units.

A5A, which was $735K, is now $639K, a cut of 13%.
A5B, which was $659K, is now $589K, a cut of 10%.
A5D, which was $809K, is now $769K.

Corner units at the Washington drop in price

Unit 2C, blocked by the AVAILABLE METRO sign has dropped $40K in price, from $739K to $699K.

It's probably due to being so close to the street that passersby can look right into your kitchen/dining area.

The other corner units have also dropped though not by $40K.

Price drops at the Washington Condos

The three marquee, corner units at the Washington, which were probably priced a bit too high from the beginning, have each dropped $20K in price.

Two units originally priced at $739K and $849K are now $719K and $829K.

888 Pacific St in contract

The townhouse at 888 Pacific Street is in contract, according to streeteasy. The list price was $949K, but according to streeteasy, on June 1, it was listed at $1.1MM.

The Real Deal article on Prospect Heights' condo glut

This month's hot-off-the-presses July issue has an article on new developments in Prospect Heights.

Apparently there's a surplus of condos on the market because the sponsors/developers/brokers have priced a lot of the units too high.

According to Peggy Aguayo, "Manhattanites who didn't even know how to get over the bridge but came because they saw signs for Soho-style lofts for one-quarter of the price."

The article mentions the 'overpriced' condos at 647 and 651 Washington Avenue. In addition, stalled units are also left over at 540 St. Marks Avenue, by the Franklin Av. shuttle (we didn't know those were on the market already, much less built!).

The article also mentions that 28 of 39 units at the Washington are sold.

The bizarro townhouse being sold at 888 Pacific Street has dropped its' listing price from $989K to $949K.

Mathematics 101 at the Washington

According to Aguayo, the Washington Condos are 97% sold (up from 95% sold yesterday, incidentally).

As the site shows 12 units left for sale, this means there were 400 units for sale.

Anyone want to take on the fuzzy math?

The puzzling case of 888 Pacific St

Here's an interesting listing. 888 Pacific Street, whose lot line abuts the Washington Condo courtyard (as seen in picture to the left) is being listed by Aguayo at $989K.

A search shows that this property just changed hands on May 1 of this year (!) for $980K. The The buyer was Isaac Fischman's shell corporation -- not AMI Development, but something called 1797 Realty LLC.

Our first thoughts go back to the rumour that Fischman had to purchase another building nearby in order to use their air rights to relieve themselves of Scarano's mezzanine/square footage debacle.

Apparently we were right -- Fischman purchased this to resolve the issue, get the TCO, and then sell it once everything cleared A deeper search of the DOB site shows that this was purchased indeed for EASEMENT/AIR RIGHTS issues. What does this mean, now that the developer is selling the building. Is everyone free and clear?

Possible hijinks aside, this listing may appeal to the first-time home buyer who wants to offset their mortgage with the help of two rental units. Check the listing for more pictures.

The Washington mezzanines on the market

Has the DOB approved the sale of the remaining mezzanine units at the Washington Condo? Apparently so, because Aguayo & Huebener has listed them on their website.

A few tidbits: A5A is asking $735K, down from $775K in September 2004. A5B is $659K, down from $699K; A5E is $709K, down from $749K. Hmm, seems like one less floor of residential living space hasn't resulted in any major decreases in asking price. Is this a function of a healthy Brooklyn market or has the Washington Condos proved to be purchase-worthy?

Aguayo & Huebener in Scarano partnership

355 Warren, aka Tao, is a new condo designed by Scarano Architects. As expected, this project includes duplex units with mezzanines. As well, Aguayo & Huebener are marketing this one also.

Units are all duplexes, as far as we can tell. Square footage ranges from 815 square feet to 904 square feet, for $559K to $619K. Sounds affordable, doesn't it? Many units have outdoor space and mezzanine storage units.

Hello Living open house results in more sales

This weekend's first open house at the Hello Living condos has resulted in more sales. At the Madison, pictured at left, 10 out of the 15 units are now in contract. All are one bedrooms.

As one reader/open-house-goer said,

"1 bdrm (670 sq ft)in the "Madison" building goes for $379,000. That's about $565 psf. That's with 18 ft ceilings. Curious to see if you could add a loft in that place. BTW the kitchens and bathrooms are just fantastic. Also, the touch screen concierge system in each unit is amazing. Each unit features home automation (blinds, lights,heat, nanny cam, etc.) that you can acce
ss and monitor remotely. It can also take your credit card info for menu pages and fresh direct. I went to the open house last Sunday and went through the whole demo. Pretty rad."
