Steven Alan setting up shop on Atlantic Avenue

In the retail news of the day, Racked reports that Steven Alan is opening up near Atlantic and Bond. Interesting news.

Commenters on Racked are afraid they are going to take away Stuart & Wright's business, but I'd be more interested to see what the people at Hollander and Lexer are thinking. Especially since they may be located on the same block or less than a block away from each other in the near future.

Hopefully such competition will lower the prices on some of their Acne jeans.

Bark - Atlantic Avenue townhouse for sale

Bark, that ultra-stylish, minimalist store that we've frequented and dropped a few benjamins at before, is on the market. Not just the store, but the entire building.

Elliman has the listing. At $1.75MM, you get the commercial ground floor and the residential duplex above it. Judging from the decor and pictures, the owner lived upstairs and tended store downstairs.

The space is at 495 Atlantic Avenue between Nevins and Third Avenue.

Boerum Hill condo by Atlantic Yards listed at 995K

In June of this year, there was another unit being listed by Corcoran in this condo building at 391-393 Dean Street. It was listed at $699K for 874 square feet. According to public records, this unit has not sold.

Now, Brown Harris Stevens has a larger unit - 1,226 square feet and list price is $995K. It seems like sellers are listing this at $800 psf or so. As we're writing this, we're noticing that BHS has the address as 328 Bergen, which is between 3rd and 4th Avenues.

Now, we're wondering whether these two units are in the same building or not. From the pictures it seems like they may be.

No matter - thoughts on this price, half a block away from 3rd Avenue??

Boerum Hill condo sale

No discernible Atlantic Yards effect here. This 874 square foot condo is selling for a spritely $800 psf, at a price of $699K.

Just two blocks away from Atlantic on Dean Street, this new construction condo is changing hands for what is surely a nice profit for the buyer.

New condo project on Atlantic

"Live at the Atlantic" is the name of a new Van Brody condo project on Atlantic Avenue between 3rd Ave and Nevins St. It features 21 units with a mix of duplex two and three bedrooms with unique layouts. Many have outdoor spaces in the form of yards or terraces. Prices have not been released. Marketing is by Halstead Properties.

Aguayo & Huebener in Scarano partnership

355 Warren, aka Tao, is a new condo designed by Scarano Architects. As expected, this project includes duplex units with mezzanines. As well, Aguayo & Huebener are marketing this one also.

Units are all duplexes, as far as we can tell. Square footage ranges from 815 square feet to 904 square feet, for $559K to $619K. Sounds affordable, doesn't it? Many units have outdoor space and mezzanine storage units.

Between 3rd and 4th Avenues in Boerum Hill, is a new condo at 322 Dean Street. Looks like a solid addition to this warehousey/industrial block. Anyone know the details on this thing?

Down the block from Diane T at Bergen and Court, a fairly large addition is rising onto the original property. Anyone know what this might be?

Smith & Court Condos

On Dean Street between Smith and Court streets is a new project. Located right down the block from the 120 Boerum Place project, this looks to be a luxury 23 unit condo project.

The website has floor plans for all the units. Some of the units seem particularly large including a triplex street-level townhouse (unit 1A).

Boerum Heights sold out!!!

The Washington? 62% sold. 70 Washington? 80% sold. The Greene House? 90+% sold. 110 Livingston? Not 100% sold. The Boerum Heights Condos? 100% SOLD OUT.

In what could be the Brooklyn real estate surprise of the year, this project, which abuts the Atlantic Yards project, has completely sold out its' 120 (estimated) units. Whodathunkit? Naysayers, including yours truly, wondered who would want to buy on this very busy pedestrian- and automotive-trafficked block.

Apparently this didn't sway potential purchasers negatively. We're surprised. Who else is surprised?
