With 4 units listed at a total of $5MM, this is ample proof that
the targeted Fort Greene buyer these days is someone who can easily drop
$1.2 to $1.6MM for a condo (after closing costs). For doubters, look at our post

This project promises to be a step beyond the normal cookie-cutter conversion. With 4 units

At long last...Cumberland Greene condos

In a project that must've taken over two years to come to market, the condos at the Cumberland Greene are now listed at Brooklyn Properties -- but one of the units is already accounted for.

The three remaining units are priced well above $1,000 psf. All three are 3 bedroom, 2 bath units priced at $1.65MM and $1.799MM, nothing to scoff at in this market.

The only people for whom this project would appeal to would be well-to-do couples with children who want to live in a brownstone, given the fact that there must be many other choices at this price point for highrise, full-service condos.

Here are some other condos in the $1.5MM to $2.0MM range.

1. A 1,272 sq ft 2/2 at Meier's On Prospect Park with considerably higher monthly charges for $1.75MM.
2. A 1,575 sq ft 2/2 at One Hanson Place for $1.75MM.
3. A 1,950 sq ft 2/2.5 duplex at 10 South Oxford for $1.55MM.
4. A 1,430 sq ft 2/2 at 360 Furman Street for $1.525MM.

Brooklyn Properties has the listings for the latest brownstone condo conversion to hit the market - the Cherry Tree Condos (not to be confused with the Peartree Condos in Park Slope.

Located at 283 Washington Avenue, there are 5 units ranging in size from 890 sf to 1813 sq and priced from $649K to $1.15MM.

The penthouse unit at the 10 South Oxford Condos originally had a list price of $1.25MM a few days earlier. Today's webpage shows a list price of $1.55MM.

Marketed by Brooklyn Properties, this 4 unit project has asking prices ranging from $750K to $1.2MM for 950 square foot 2 bed, 1 baths to a 1,950 square foot duplex 2 bed and 2.5 bath. The simplexes are priced at about $800 psf while the duplex is at $615 psf.

This project represents a chance for a well-heeled young family to get a 2 bedroom, 1 bath in one of the prime blocks of Fort Greene, steps from the park.

Townhouse two blocks from Atlantic Yards renovated

If memory serves correctly, this townhouse was once boarded up and on the market by Brooklyn Properties for $1.4MM. It is one or two houses to the right of where Red Lipstick used to be and the ebay-related store once used to be also. It looks like whoever purchased it may have renovated it and is now listing it at $1.95MM.

Can someone confirm or deny?

NB: As of 4/19 evening, this listing is no longer on the BP site. Perhaps they shot their load just a bit too quickly.
