Isabella Condos open up in Clinton Hill

The Developers Group and Isabella Condos try and take advantage of the hard work of the early adopters. Check out the prices for these new condos.

1 bedrooms at $455K, 2 bedrooms @ 625K and 3 bedrooms @ a very 2004-like $835K. All this for through-the-wall-sleeve-air conditioners, very little light due to being on a shaded street, and much noise from car traffic.

The many condos at Fulton Condos, Hello Living, the Washington, the condos at Clinton between Fulton and Atlantic will render these Isabella Condos one of the many condos in the immediate area.

Look for the fair market value to be about $395K, $500's and $700's, respectively.

Deadly accident claims a fellow NRF'er

A deadly car crash resulted in the death of 27 year-old Brooklynite Jesse Tompkins on Sunday evening at the corner of Vanderbilt and Atlantic.

Jesse was a filmmaker who worked for 40 Acres and a Mule. More coverage of the accident is on Brooklynian.

A tale of two apartments at the Graham Condos

Does the owner of this apartment at the beloved Graham Condos want to rent or sell their apartment, or either? Or are the two apartments two different apartments?

Strangely enough, corcoran has the rental and sales listing, but wait -- the pictures for the rental and sales listing show a truly different tale.

At far left, is a faded picture of the rental unit, with standard dark wood breakfast chairs and white-painted kitchen. At near left is the sales listing, with a bright yellow kitchen with more modern breakfast chairs.

You can rent it for $3000 or buy it for $779K.

Upon further review, perhaps these are two apartments in the same line - one for rent, one for sale.

Prime brownstone in Clinton Hill (not FG)

Despite where corcoran has listed this unit on its' website, it is in Clinton Hill, not Fort Greene. Perhaps that was a conscious decision, as the list price for this renovated beauty is a cool $2.325MM.

Peep the kitchen with the huge granite countertop and the cool brown wood floors.

Two new units on the market at Graham Condos

A 2 bedroom, 2 bath unit is now listed at Corcoran for $779K.

Another, a 1,042 square foot 2 bedroom, 2 bath unit is also on the market, listed by Brown Harris Stevens, for $750K.

No doubt, due to the popularity of the building and neighborhood, these two will sell real fast.

525 Clinton teaser website

Tipped off by a brownstoner.com comment, we headed over to the snazzy new teaser site for the '525 Collection' between Atlantic and Fulton.

Be prepared for a long load time of a flash movie. Once it loads up, you're treated to a women's voice talking about how soundproof their windows are.

The sponsor, KARNUSA, who also happens to be the sponsor for the Greene House has an equally rock-n-roll website.

506 Washington rentals

If you're looking for rentals off the Clinton-Washington C-train stop, take a look at this very non-descript building between Fulton and Greene. Dubbed 506 Washington, the managing company has been plastering craigslist.

A sample price sheet here lists rents for studios starting at $1700 to penthouse 2 bedrooms for $2700, which doesn't sound so bad. Parking is an additional $250 a month.

These prices will be a good benchmark once the Stephen B Jacobs rental building on Washington between Fulton and Atlantic starts renting out.

Triple play at 970 Kent condos

Three listings by Laura Rozos of Corcoran popped up today for the 970 Kent Condos. The three units are listed at prices of $540K, $565K and $569K.

Continuing her hyperbole, she states that the condos are "steps to ...EVERY subway line to Manhattan!" Last I checked, it's 1.3 miles from 970 Kent Avenue to the corner of Dekalb and Flatbush. That would be 5,864 footsteps to every subway line to Manhattan.

NYT profiles Clinton Hill, but uses Fort Greene photo?!

Today's Real Estate section profiles Clinton Hill in their "Living In" series, but the picture they used is blatantly in Fort Greene. To be exact, it's a photo of the northern side of Lafayette Avenue between Adelphi and Clermont. A faux pas, for sure.

There aren't many resales at the Graham Condos, so no wonder that this listing is priced at a healthy $899K. This is a 1,229 square foot 3 bedroom, 2 bath with a deeded parking spot. $731 psf for those keeping count. It may be high, but factor in the parking spot.

Super Tuesday in Clinton Hill

Did anyone else catch the illustration in the New York Times today that the largest percentage of Barack Obama voters in New York City was from the Clinton Hill voting district?

Obama was chosen at a ratio of almost 3 to 1. Obama garnered 73% of the votes in the district, versus 25% for Hillary.

Fulton St. methadone clinic gets flak

If you take the C train at Clinton-Washington on weekdays around 7AM, no doubt you've heard the raucous meth-clinic-crowd whooping it up as they await their heavenly pills.

Now, a task force is being created to maintain control among the drug abusers. The brainchild of Councilwoman Letitia James (D–Fort Greene) and Assemblyman Hakeem Jeffries (D–Fort Greene), this task force will seek to stem the growing number of complaints.

As a personal aside, on our way to the Fulton St. post office one Saturday morning, we turned the corner at Fulton/Washington to see a steady stream of glassy-eyed, skid-row types loitering a few blocks away from the clinic. More of an eyesore than anything else, really..

Pipe dreams at these "Clinton Hill" condos

Corcoran, unfortunately, has the listings for this ugly 7-unit building on Lafayette between Franklin and Classon. Perhaps they've been smoking the proverbial crack that could be found just blocks from this building.

This 469 square foot 1 bedroom is asking $359K. That's over $759 psf for this location. If I had $350k to spend, I would buy a coop at the Griffin in prime Fort Greene.

Another overpriced unit - a 932 sf 2 bed, 1 bath for $625K!!!! 670 psf for this unfortunate stretch.

The kitchens in these units are also quite offensive, in my opinion.

Minsky's 367 Grand Avenue listing sells for over list price

The brownstone condos at 367 Grand Avenue have sold. Not only has both sold, but the top duplex unit, at 3,312 square feet, sold for over list price. The NY Times Residential Sales in the Region says there were multiple bids. Originally listed at $1.5875MM, the final price was $1.615MM.

Fulton on Clinton - name your price

The developer for the Fulton on Clinton condos in Clinton Hill has decided that he has too much concentration risk in real estate, so he's doing his best to manage down his position.

Elliman broker Yuval Vidal has sent out an email stating that the developer wants to sell 'immediately' and 'any reasonable offer' would be considered.

The three units left over are a 1+ den, 2 BR and a 2 + home office. Asking prices are $390K, $615K and $525K, respectively.

8 other units are already in contract.
