Fort Greene coop

This Fort Greene coop was one of the original buildings we looked at over 5 years ago when we started our search. It was also in the same line in this well-kept coop on Lafayette and Carlton. Back then the unit we saw was going for only $275K.

Today, Brown Harris Stevens has this unit for $570K. It's a tidy 2 bedroom, 1 bathroom.

Sweet South Oxford coop drops a sweet $99K

Back in late October, this combined unit coop at 147 South Oxford was priced at $999K.

Now, the price has dropped 10% and can be yours for $900K.

There's an open house tomorrow between 3 and 4PM.

South Portland coop listing for $639K.

5 years ago when I started looking at Fort Greene real estate, I looked at a coop that may have been in this building. Judging from the floorplan, this may have been the unit below it.

Jerry Minsky had the listing back then and the 1100 square foot unit back then may have been asking $350K. It escapes me at the moment.

Now, this unit is asking $639K. Seems like a quick sell to me, based on the strength of the block, floorplan, looks, and pricing. Anyone else agree/disagree? If anything, could this unit be underpriced?

Sweet South Oxford coop

Cindy McField has the listing on a sweet coop at 147 South Oxford. I have a feeling that this unit may have been combined from two units into one, as I don't recall such large units at this coop.

This 4 bedrom, 2 bath unit has exposures on all four sides and is a corner unit. The pictures look real professional and the current owner has a similar modernist taste as yours truly.

The asking price is $999K.

Griffin article in NY Post

We broke the story on the new Griffin coops 6 days ago. Today, the NY Post had a small article on the five new units that were formerly part of the first floor's commercial space.

According to Rodolfo Lucchese, who we named as the Griffin broker-extraordinaire, these units are selling for only about $550 psf due to its' location on the first floor.

Interestingly enough, if you purchase early enough, you can leave the space raw, or have it made to your measurements.

We also noticed that the most expensive unit is located away from the South Oxford Street exit and has a terrace, which looks to abut the inner courtyard? Can anyone who lives in here confirm?

5 new units at the Griffin Coops in Fort Greene

If Jerry Minsky has Fort Greene on lockdown, Rodolfo Lucchese has the Griffin on lockdown. Every time we see a listing on Corcoran for the Griffin, Lucchese has it.

The only thing different now is that these units are a bit bigger and used to be commercial spaces. The board must have decided to renovate these and sell them to the highest bidder. In relative terms, it's not that bad for Fort Greene. $550 psf gets you a quality coop in a quality building in arguably the most shit-hot neighborhood in all of Brooklyn.

There are four units, ranging from a 630 square foot studio to an $825K 2 bedroom 2 bath. The psf range in these units is about 550, so the latter unit may be a humongous 1500 square footer.

Fort Greene coop FSBO

This seller is listing his 1 bedroom coop on South Oxford for $430K. A similar unit in the building sold for $519K.

It's a 650 square foot 4th floor walkup with $430 in monthly maintenance charges.

Stakes are high at this Clinton Avenue coop

The Clinton Hill Coops have always struck as a solid buy for those looking to be in Clinton Hill, but the only sticking point we've ever had is that although some of these apartments are well-laid out, they only ever have one bathroom!! Has anyone else noticed that?

From the pictures, this well-kept 1200 square foot 2 bedroom unit with asking of $765K looks very spacious (especially with the 11-foot ceilings), but paying over $600 psf and having only one bathroom would just make it a difficult buy. The problem is that sometimes, after certain meals, you just want that little bit of privacy by sneaking into the "backup" bathroom and *destroying* it.
