A year later, the owner of 53 South Elliott Place tries the market again. This time, Jerry Minsky has lost the listing. Instead, Elliman has landed the $3.495MM townhouse.

Brownstoner had it as their HOTD in September 2007.

A tale of two apartments at the Graham Condos

Does the owner of this apartment at the beloved Graham Condos want to rent or sell their apartment, or either? Or are the two apartments two different apartments?

Strangely enough, corcoran has the rental and sales listing, but wait -- the pictures for the rental and sales listing show a truly different tale.

At far left, is a faded picture of the rental unit, with standard dark wood breakfast chairs and white-painted kitchen. At near left is the sales listing, with a bright yellow kitchen with more modern breakfast chairs.

You can rent it for $3000 or buy it for $779K.

Upon further review, perhaps these are two apartments in the same line - one for rent, one for sale.

Corcoran has the listing for a 950 square foot 2 bedroom, 1 bath for $675K.

Prime brownstone in Clinton Hill (not FG)

Despite where corcoran has listed this unit on its' website, it is in Clinton Hill, not Fort Greene. Perhaps that was a conscious decision, as the list price for this renovated beauty is a cool $2.325MM.

Two new units on the market at Graham Condos

A 2 bedroom, 2 bath unit is now listed at Corcoran for $779K.

Another, a 1,042 square foot 2 bedroom, 2 bath unit is also on the market, listed by Brown Harris Stevens, for $750K.

No doubt, due to the popularity of the building and neighborhood, these two will sell real fast.

Resales at the Washington Condos

Corcoran has a pair of resales at the Washington Condos.

At far left is a $1.099MM townhouse duplex with private outdoor space and at near left is a $899K 3 bedroom, 2 bath duplex.

An open house is scheduled for the $1.099MM apt this Sunday.

Former space of My Little India renting for $7K

The space at 96 South Elliot Place is now being listed by Minsky for $7,000 a month.

The makeover of Corcoran's Fort Greene broker of the year

Check out the transformation of Jerry Minsky in these two pictures. At far left is the picture he had up in 2007. At near left is what we just saw earlier today.

For the third or fourth time, the condos at 364 Myrtle Avenue are on the market again. The prices this time around are $925K, $899K and $799K.

According to streeteasy, back in March 2006, the price for the $925K unit was $877K.

the $895K unit was as low as $799K and as high as $919K.

Resale at the Roanoke Condos on South Oxford

Here's the first resale of a condo at the Roanoke on South Oxford that we know of. Aguayo & Huebener has the listing - a smallish, 2 bedroom for $555K.

Triple play at 970 Kent condos

Three listings by Laura Rozos of Corcoran popped up today for the 970 Kent Condos. The three units are listed at prices of $540K, $565K and $569K.

Continuing her hyperbole, she states that the condos are "steps to ...EVERY subway line to Manhattan!" Last I checked, it's 1.3 miles from 970 Kent Avenue to the corner of Dekalb and Flatbush. That would be 5,864 footsteps to every subway line to Manhattan.

Vanderbilt Ave rental

This corner building at Vanderbilt and Bergen Street used to have a housewares store in the street-level unit. It closed up and I believe this property changed hands. Now, Corcoran has the rental listings for 3 units in this townhouse, ranging from $2,200 to $3,300 for 700 and 850 square foot spaces.

Verdi on Adelphi update

Here are two updated pics on the Verdi on Adelphi development. Not currently doing so well on Corcoran. Only 3 out of 14 units are in contract.

The 275 Adelphi townhouse that was featured here is now in contract. List price was $2.995M. Does anyone know the contract price?

One Hanson Condo rentals

According to streeteasy, there are 6 units for rent at the One Hanson Place condos in Fort Greene. Prices range from $2300 for a 489 square foot studio to $6000 for a 1,054 square foot 2 bed, 2 bath.

Any takers? If the owner of the studio got in early enough, I'd guess that $2300 just about covers their carrying costs.

Record resale attempt at the Graham Condos

There aren't many resales at the Graham Condos, so no wonder that this listing is priced at a healthy $899K. This is a 1,229 square foot 3 bedroom, 2 bath with a deeded parking spot. $731 psf for those keeping count. It may be high, but factor in the parking spot.

Spring cleaning/fire sale at Richard Meier

A whole slew of the slower-moving units at On Prospect Park are being sold for the cut rate price of $950K.

According to these corcoran listings for 1 bedrooms, 2K,3K,4K,2E,3E,4E,5E,4C,5C, the sponsor is graciously accepting offers of $950K.

The best deal in the bunch, pricewise, is this 1,184 square foot 1 bedroom originally listed at $1,100,000. 19% price break, anyone??

Another 1,195 square foot is listed at $1.050MM but can be yours for $950K. This would also put you under the mansion tax.

New resale unit at Greene House Condos

A 1,220 square foot 3 bedroom, 2 bath is being listed on corcoran for $989K. At a healthy $810psf, this condo goes where this other failed.

Clermont Condominium gets Walgreens

The new Clermont Condominiums will have a tenant in their commercial space - Walgreens.

275 Adelphi townhouse on market for $2.995MM
