Another Hello Living unit on rental market

Here's another Hello Living unit on the rental market -- we're starting to wonder; are there any owner-occupied units here?

Here's a 1BR + loft renting for $2600. Another here for $2200.

After visiting the Sydney yesterday, we're appreciating the European touches of the architects - Loading Dock 5. Note the big/small flush buttons on the toilet in the lower right.

More Hello Living press

Via brownstoner, there's a new article in today's NY Sun that speaks about sales at the Hello Living project.

Even this new project is not immune to the Brooklyn slowdown - one unit was dropped from $900K to $849K. The most expensive condo in Crown Heights that we posted about before, was listed at $1.3MM, but had an offer of $1.1MM that was turned down.

Luxe rentals in Crown Heights

Could these be the priciest rentals in Crown Heights and perhaps even Prospect Heights?

These craigslist ads advertise units for $4800, $5500 and the grand dame of them all, a triplex penthouse $6500.

These units are just a block away from 475 Sterling Place, the other Crown Heights condos with walls of glass.

New brick condos going up in Hello Living territory

At the southeast corner of Pacific and Washington, a 4-story multiunit apartment building is being erected. Just across the street from the first of the Hello Living condos and down the street from two or three subsequent other Hello Living pieces, this traditional brick, non-Fedders building has been gradually creeping up into the skyline.

DOB records show a 4-story filing by 587 Washington, LLC. From the artist rendering to the left, it seems like this building also has a lot of windows and towers above the street-level churches down Washington.

Owner on Pacific takes advantage of Hello Living pricing

One enterprising owner on Pacific Street between Washington and Grand has been living with the Hello Living construction coming from all angles and has decided to take matters into their own hands and rent out their 3 bed, 2 bath triplex.

The open house was today from 11 to 1PM and you're shit out of luck if you weren't able to make it.

Take a look at our amateur attempt at showing where this house lies among Hello Living.

The Hello Living community

Eli Karp's Supreme Builders NY has an interesting community map of all of their upcoming condominiums in the area.

If you click on the .jpg at left, you will see all of their planned projects. Interestingly enough, at the SE corner of Pacific and Washington, there is a lot that has a condo being built on it, but it doesn't seem to be part of Eli's dynasty. This lot is owned by Washington 587 LLC and was purchased for $640K in November 2005 from the French Bethesda Baptist Church, Inc.

Looks like tons of condos are coming in the near future to this area coined 'Northern Prospect Heights' by a friend.

Hello Living re-ups -- prices are sky high

Frequent commenter Ben has notified us that Aguayo has put up more units on their site for the Hello Living condos and prices are now in the astronomical $700s psf.

1,125 to 1,350 square foot units at the Madison are asking $810K to $899K.

At the Hudson, a pair of 3 bedroom, 3 baths at 1,155 and 1,230 square feet are listed at $830K and $900K.

Overpriced condos at St. John's & Classon

About a year ago we had this rendering posted on our blog. Only now are the units coming to market. Corcoran is marketing them, but as if they were three or four blocks to the west in prime Prospect Heights. The St. Johns Heights Condominiums are located at 530 St. Johns Place.

12 units are on the site, 3 one-bedrooms of which are already in contract. The studios are 484 square feet and were listed at $299K, $315K and $365K. These are $6-700 psf.

The larger units are sized from 756 square feet to 1,127 square feet for $495K to $999K.

Crown Heights' 2nd $1MM condo

Over a month, we unveiled Crown Heights' first million dollar-plus condo at the Hello Living joint. Today, we introduce the second $1MM+ condo at the St. Johns Place Condos (cross : Classon Avenue). It's being marketed by corcoran and the official list price is $1,149,000 for a 1,506 square foot 3 bedroom, 2 bath triplex condo with penthouse deck.

Trouble at Hello Living?

In a possible sign of trouble at the Hello Living condos, two units that were previously in contract are now listed as AVAILABLE again. Units 301 and 302 at the Madison were once SOLD.

Any buyers out there who may have news? Is it something in the offering plan that turned off potential purchasers?

Hello Living open house results in more sales

This weekend's first open house at the Hello Living condos has resulted in more sales. At the Madison, pictured at left, 10 out of the 15 units are now in contract. All are one bedrooms.

As one reader/open-house-goer said,

"1 bdrm (670 sq ft)in the "Madison" building goes for $379,000. That's about $565 psf. That's with 18 ft ceilings. Curious to see if you could add a loft in that place. BTW the kitchens and bathrooms are just fantastic. Also, the touch screen concierge system in each unit is amazing. Each unit features home automation (blinds, lights,heat, nanny cam, etc.) that you can acce
ss and monitor remotely. It can also take your credit card info for menu pages and fresh direct. I went to the open house last Sunday and went through the whole demo. Pretty rad."
