Despite where corcoran has listed this unit on its' website, it is in Clinton Hill, not Fort Greene. Perhaps that was a conscious decision, as the list price for this renovated beauty is a cool $2.325MM.

Peep the kitchen with the huge granite countertop and the cool brown wood floors.

Former office space of Rice restaurant renting for $3K

Elliman has the listing for the office space attached to the former space of Rice restaurant. The listing makes it seem like the restaurant is renting for $3K a month, which would be incredibly low. In reaity, it's the office on the side, on Cumberland.

Steven Alan setting up shop on Atlantic Avenue

In the retail news of the day, Racked reports that Steven Alan is opening up near Atlantic and Bond. Interesting news.

Commenters on Racked are afraid they are going to take away Stuart & Wright's business, but I'd be more interested to see what the people at Hollander and Lexer are thinking. Especially since they may be located on the same block or less than a block away from each other in the near future.

Hopefully such competition will lower the prices on some of their Acne jeans.

The makeover of Corcoran's Fort Greene broker of the year

Check out the transformation of Jerry Minsky in these two pictures. At far left is the picture he had up in 2007. At near left is what we just saw earlier today.

Sporting a fresh new 'do, Jerry Minsky is quoted as being instrumental in having "been part of an undertaking which reflects the amazing surge in popularity, demand and property value in the Fort Greene, Clinton Hill and Stuyvesant Heights neighborhoods."

In one fell swoop, he has gone from swaggering broker to a clean-cut preppy one.

364 Myrtle Avenue Condos on sale...again

For the third or fourth time, the condos at 364 Myrtle Avenue are on the market again. The prices this time around are $925K, $899K and $799K.

According to streeteasy, back in March 2006, the price for the $925K unit was $877K.

the $895K unit was as low as $799K and as high as $919K.

Unveiling of the Sanctuary Fort Greene

For what seemed like an eternity, the Sanctuary website was just a teaser one. But today, a full list of floorplans is available.

The results promises to be a set of floorplans that will appease those who are tired of cookie cutter floorthroughs.

Located at 264 Cumberland, this combination church/townhouse has 13 apartments, with studios, garden apartments, duplexes and simplexes among its many layouts.

The few units released so far on Elliman range from $615K for a 912 sf, 1 bedroom, 1 bath to $925K for a 1,874 sf 1 bedroom, 1.5 bath duplex. Common charges are anywhere from $316 to $491 a month.

Fort Greene townhouse conversion

The Fort Greene townhouse condominium conversion market is alive and kicking.
Look no further than the 'Landmark Estates' at 122 Fort Greene
Place, as proof.

With 4 units listed at a total of $5MM, this is ample proof that
the targeted Fort Greene buyer these days is someone who can easily drop
$1.2 to $1.6MM for a condo (after closing costs). For doubters, look at our post
here on the Cumberland Greene Condos.

This project promises to be a step beyond the normal cookie-cutter conversion. With 4 units
and 4 very different layouts, the sponsor sparkles by including white kitchen cabinets, a
Capitol range, Anne Sacks tiles and Restoration Hardware fixtures.

The top unit looks like a winner, with the tiled roof deck.

Square footages range from 1,284 to 1,434 square feet and common charges are in the
$180-200 range and taxes are in the $600s.

Plethora of units at the Greene House in Fort Greene

All of a sudden, there are 5 units on the market at the Greene House condos in Fort Greene.

Of note, the two most recent ones are

1. A 1,220 square foot 3 bed, 2 bath for $1.075MM.
2. A 835 square foot 2 bed, 2 bath for $679K.

Note that the first listing broker states that the Greene House is a 'green building' Blatant lie or any truth to this? As our tipster stated, the only thing green about this building was the almighty dollar the developers were after.

At long last...Cumberland Greene condos

In a project that must've taken over two years to come to market, the condos at the Cumberland Greene are now listed at Brooklyn Properties -- but one of the units is already accounted for.

The three remaining units are priced well above $1,000 psf. All three are 3 bedroom, 2 bath units priced at $1.65MM and $1.799MM, nothing to scoff at in this market.

The only people for whom this project would appeal to would be well-to-do couples with children who want to live in a brownstone, given the fact that there must be many other choices at this price point for highrise, full-service condos.

Here are some other condos in the $1.5MM to $2.0MM range.

1. A 1,272 sq ft 2/2 at Meier's On Prospect Park with considerably higher monthly charges for $1.75MM.
2. A 1,575 sq ft 2/2 at One Hanson Place for $1.75MM.
3. A 1,950 sq ft 2/2.5 duplex at 10 South Oxford for $1.55MM.
4. A 1,430 sq ft 2/2 at 360 Furman Street for $1.525MM.

Faux townhouses on South Oxford and Fulton

The owner of the brick townhouses lining South Oxford and Cumberland south of Fulton is capitalizing on the popularity of the Fort Greene neighborhood by offering a 3 BR for $3200 a month.

Albeit a huge apartment, at 1500 square feet, the owner also has their pulse on the market, by stating that they only want serious people making a minimum of $100K, ie yuppies only!

Another 'new' townhouse condo?

On the west side of Cumberland, there is a new brownstone/townhouse building coming up. Perhaps similar to 242 Adelphi and the Boymelgreen townhouse on Carlton, this building seeks to mimic the conventional Brookyn brownstone.

This building also happens to be right next to the residential church conversion next door.

Another unit at 242 Adelphi on sale

After the first resale probably took a bath on their unit, this penthouse unit on Brown Harris Stevens is asking $1.295MM.

It's a 1700 square foot duplex unit with 3 bedrooms and 2 bathrooms.

Originally purchased at $1.175MM, the sleuth in me thinks that buyers just want to get the fuck out of this place. This isn't much of a profit for them and judging from the fact that the permanent CO was just received in February of 2008, a good two years after the first closings, I think I'm right.

Buyer beware. Or more like, great opportunity for a buyer who wants to get in on the cheap and knows that there could be lurking skeletons in the closet known as 242 Adelphi.
