A tale of two apartments at the Graham Condos

Does the owner of this apartment at the beloved Graham Condos want to rent or sell their apartment, or either? Or are the two apartments two different apartments?

Strangely enough, corcoran has the rental and sales listing, but wait -- the pictures for the rental and sales listing show a truly different tale.

At far left, is a faded picture of the rental unit, with standard dark wood breakfast chairs and white-painted kitchen. At near left is the sales listing, with a bright yellow kitchen with more modern breakfast chairs.

You can rent it for $3000 or buy it for $779K.

Upon further review, perhaps these are two apartments in the same line - one for rent, one for sale.

Two new units on the market at Graham Condos

A 2 bedroom, 2 bath unit is now listed at Corcoran for $779K.

Another, a 1,042 square foot 2 bedroom, 2 bath unit is also on the market, listed by Brown Harris Stevens, for $750K.

No doubt, due to the popularity of the building and neighborhood, these two will sell real fast.

Graham Condos sale tops $800K mark

Unit 4A in the much-coveted Graham Condos in Clinton Hill sold in early July of 2007 for $820K. At 1,229 square feet, this equates to a solid $667 psf.

This could be further proof that Brownstone Brooklyn is less impervious to economic zeitgeist than other American cities during this housing crisis.

This example, along with the sky-high prices of the new Hello Living units, points to a healthy, seller-friendly real estate market in Brownstone Brooklyn.

The condo with several price drops we reported here is now in contract. At what price, though??

New listing at Graham Condos with hefty price tag

Although a smaller unit was listed at $755K and eventually fell to $695K and is still on the market, one seller is undaunted. The seller has hired corcoran, with a list price of $829K. This would be an unofficial record for the building, by our count. The unit is 1,229 square feet with 3 bedrooms and 2 baths.

$675 psf...look for pictures in the next few days or so..

Graham Condos - steal this one (another price drop)

The 1100 square foot unit at the Graham Condos originally asking $755K on December 7 fell to $725K on January 3. Today, February 1, it's dropped another 30K to $695K. Someone's GOT to want this one at this price, no?? At $631psf, I would think someone with bonus money would want to put it into this Clinton Hill condo.

Any reason why this one isn't selling?
