According to streeteasy, there are 6 units in this building on the market. Seems like a healthy amount - perhaps people cashing out after the 2 year holding period?

Plethora of units at the Greene House in Fort Greene

All of a sudden, there are 5 units on the market at the Greene House condos in Fort Greene.

Of note, the two most recent ones are

1. A 1,220 square foot 3 bed, 2 bath for $1.075MM.
2. A 835 square foot 2 bed, 2 bath for $679K.

Note that the first listing broker states that the Greene House is a 'green building' Blatant lie or any truth to this? As our tipster stated, the only thing green about this building was the almighty dollar the developers were after.

Greene House condo price chopped twice

This high floor unit at the Greene House Condos was originally listed by Elliman at $963K. In early January 2008, the price was dropped to $936K. On March 5, it was dropped to its current price of $915K.

The unit is 10W.

New resale unit at Greene House Condos

A 1,220 square foot 3 bedroom, 2 bath is being listed on corcoran for $989K. At a healthy $810psf, this condo goes where this other failed.

Another Greene House condo on sale

A 1,028 square foot 2 bedroom, 2 bath is listed on Elliman for $963K.

Precipitous drop at Greene House penthouse unit

The penthouse unit at the Greene House Condos, formerly listed by Minsky, was handed over to Halstead in late September and listed at $1.875MM. Apparently that wasn't the magic number, as the price has now been lowered to a low $1.69MM.

Is this the market-clearing price? If not, at what price??

Greene House 2 bedroom rental

A regular reader has tipped us off on this rental unit at the Greene House Condos. This unit, 7W, apparently has killer views of Manhattan. Little-known City Connections Realty has the listing for this ~1100 square foot 2 bed, 2 bath for $3800.

Last Greene House unit now listed by Two Trees RE

The Dumbo brokerage upstart Two Trees Real Estate has snagged the last sponsor unit at the Greene House Condos. Originally listed at $825K by Corcoran, then dropped to $775K, the latest price is $829K.

The 821-square foot 2 bedroom, 2 bathroom features an 800-square foot terrace/deck, pictured at left.

Our hunch is that the price on this unit is very negotiable. Who knows why it hasn't sold yet - terrace privacy is a non-issue in my opinioin.

Greene House penthouse now with Halstead

Our Greene House tipster has let us know that the condo that Minsky couldn't sell is now being listed with Halstead for $1.875MM, the same price it ended up at with Minsky.

Minsky loses listing for the Greene House Condos penthouse

The listing that originally belonged to Jerry Minsky through four price drops is no longer his. Halstead has the listing now.

Perhaps some fresh blood will do the trick, although the price still stands at $1.875MM.

Halstead these days has an aura of luxe, but do they have any penetration into the Fort Greene market? Not really.

Greene House unit by Elliman

One of the units on the W(est) line is being listed by Elliman. $948,000 is the list price for 1,028 square feet -- $922 psf.

Shvo - cybersquatting the 525 Clinton website?

Piqued by brownstoner's post on the 525 Clinton Avenue condominiums in Clinton Hill, we checked to see if there was a website for it yet. Apparently so, but not by who you think would register the domain.

Plain for you to see above, looks like Michael Shvo, the broker everyone loves to hate, has registered 525clintonave.com for himself. Or more like some underling did it for him. curbed.com would have quite an interest in this one, no?

As is commonly known, Jonathan Jacobs happens to be one of the principals of the Greene House and 525 Clinton.

The question remains: does Shvo have it out for Jacobs & crew?

Elliman couldn't sell the Greene House unit, so Minsky came to the rescue

Unit 10S at the Greene House Condos, the 'building that started it all,' was once an FSBO, then Elliman got it. Elliman couldn't sell it, so now Jerry Minsky has it. Our guess? It will sell.

The price, though, has bounced from $638K to $579K to $620K. This is a 614 square foot 1 bedroom 1 bath unit. Why, though, did it not sell at $579K? Is it because Elliman doesnt know Fort Greene like Minsky knows it??

Greene House unit resale

A 3 bedroom, 2 bath is listed at $1.199MM through a relatively unknown broker, TREGNY. It's 1,220 square feet. The brokerage has such little penetration into the Brooklyn market that the search function doesn't even allow for Brooklyn to be a choice...

Greene House penthouse drops another $400K

Jerry Minsky's prized listing, the penthouse unit at the Greene House, is now down to $2.1MM, from $2.5MM and $2.75MM.

Greene House 10S that couldn't FSBO now on Elliman

Unit 10S, a 614 square foot one bedroom is now being listed by Elliman, with some creative license included in the square footage, to say the least. Originally listed by the buyer as 614 square feet, the Elliman broker also includes the balcony, mechanical and storage spaces to come up with 760 square feet.

The FSBO had it listed at $638K, and Elliman has it listed at $579K, which may be a first in itself (lowering the price of a property).

New listing at the Greene House Condos

A relatively unheralded brokerage has the $1.199MM listing for a 3 bedroom, 2 bath at the Greene House Condos. The NY Times listing is here. The brokerage is The Real Estate Group of New York aka TREGNY.

We may have missed it, but the TREGNY site doesn't even list the condo yet, as it can only search Manhattan. Quite perplexing...

Minsky's $2.5MM listing featured in NY Mag

Initially listed at $2.75MM, then dropped to $2.5MM, this Greene House unit tries to drum up business by having a New York Magazine writer live in it for a few days and feature it in an article.

Nothing much to report on the article, as all of it is almost all fluff. Apparently Jerry has connections at the magazine...

Fort Greene parlor floor rental

Here's a $2300 parlor floor rental right across from the Greene House Condos. It's a 2 bedroom and is available without fees.

Seems like a fair market price rental to us.
