High end Prospect Heights rental

According to this craigslist post, an owner is renting the upper duplex of a brownstone for $4500 a month. It has 3 bedrooms and is located at 131 Prospect Place (at Carlton).

In another listing, some deluded owner claims you can reach West 14th (do they mean West 14th in the West Village?) in 5 minutes from Bergen and Washington from their $3300, 3 bedroom rental.

A tale of two apartments at the Graham Condos

Does the owner of this apartment at the beloved Graham Condos want to rent or sell their apartment, or either? Or are the two apartments two different apartments?

Strangely enough, corcoran has the rental and sales listing, but wait -- the pictures for the rental and sales listing show a truly different tale.

At far left, is a faded picture of the rental unit, with standard dark wood breakfast chairs and white-painted kitchen. At near left is the sales listing, with a bright yellow kitchen with more modern breakfast chairs.

You can rent it for $3000 or buy it for $779K.

Upon further review, perhaps these are two apartments in the same line - one for rent, one for sale.

506 Washington rentals

If you're looking for rentals off the Clinton-Washington C-train stop, take a look at this very non-descript building between Fulton and Greene. Dubbed 506 Washington, the managing company has been plastering craigslist.

A sample price sheet here lists rents for studios starting at $1700 to penthouse 2 bedrooms for $2700, which doesn't sound so bad. Parking is an additional $250 a month.

These prices will be a good benchmark once the Stephen B Jacobs rental building on Washington between Fulton and Atlantic starts renting out.

Faux townhouses on South Oxford and Fulton

The owner of the brick townhouses lining South Oxford and Cumberland south of Fulton is capitalizing on the popularity of the Fort Greene neighborhood by offering a 3 BR for $3200 a month.

Albeit a huge apartment, at 1500 square feet, the owner also has their pulse on the market, by stating that they only want serious people making a minimum of $100K, ie yuppies only!

Another Hello Living unit on rental market

Here's another Hello Living unit on the rental market -- we're starting to wonder; are there any owner-occupied units here?

Here's a 1BR + loft renting for $2600. Another here for $2200.

After visiting the Sydney yesterday, we're appreciating the European touches of the architects - Loading Dock 5. Note the big/small flush buttons on the toilet in the lower right.

Vanderbilt Ave rental

This corner building at Vanderbilt and Bergen Street used to have a housewares store in the street-level unit. It closed up and I believe this property changed hands. Now, Corcoran has the rental listings for 3 units in this townhouse, ranging from $2,200 to $3,300 for 700 and 850 square foot spaces.

If you're in the market for a brand new, renovated triplex in a Fort Greene townhouse and have $6,000 to burn, here's your house.

The triplex apartment boasts 6 bedrooms, 2 bathrooms, a kitchen with Bosch, SubZero and Miele. The listing says it is 3 blocks from the C train.

Could this be on Adelphi?

Luxe rentals in Crown Heights

Could these be the priciest rentals in Crown Heights and perhaps even Prospect Heights?

These craigslist ads advertise units for $4800, $5500 and the grand dame of them all, a triplex penthouse $6500.

These units are just a block away from 475 Sterling Place, the other Crown Heights condos with walls of glass.

Historic Fort Greene stables rental

Brown Harris Stevens has the listing for a $5000 rental at the historic Fort Greene stables at 159 Carlton Avenue.

The Feuchtwanger Stables used to be an auto garage, but was destroyed by arson in a fire in the 1980s. Here's more background on the building from Anderson Associates, the original developer.

Interestingly enough, we've been in two of the units before and they were in varying condition. One had wide-plank floorboards, but it was one of those places with crevices in the floors where dirt and dust from years and years has accumulated.

Underhill Avenue rental undergoes illegal reno

The owner of 12 Underhill Avenue, the 4-story rental building south of Brothers Storage on Underhill, has been accused of having work done without the required permits.

As of November 2007, DOB permits state that "repairs and renovation" are being done to the apartments "no change" to occupancy or egress.

Having seen the cache of the immediate neighborhood go up due to the Washington Condos and the Pacific Blue project, the owner probably wants to renovate the apartments and start charging higher rents. Hopefully, double-paned windows are in order to insulate renters from the double-whammy of Washington and Atlantic Avenues.

The New York Observer launches Brooklyn, the Borough

Follow along as Nicole Brydson, a native Manhattanite, moves to Brooklyn. In this first column, she goes apartment hunting in Fort Greene, but finds herself priced out. She finally finds a place in good 'ol Prospect Heights.

Apparently she finds a place on Washington Avenue for $1,450 and Vanderbilt Avenue becomes her new hangout spot.

Two rentals over $3000

There are two rentals, one in Fort Greene and one in Prospect Heights, that are asking for over $3000 in rent.

One, is a $3200 two bedroom on South Elliott Place between Dekalb and Lafayette. There's also a 400 square foot roof deck. The downside may be that it is two houses away from Brooklyn Tech.

The second is a $3480 1100 square foot two bedroom, two bath furnished apartment.

Dermot Co taking 99 Lafayette condo??

A month ago, we profiled a $2000 rental at the apartment building to the right, at 99 Lafayette Avenue between South Portland and South Oxford. Now, word comes that Dermot Company, developer of One Hanson Place condos, purchased this building for $12.8 MM and is hoping to oust renters and turn the place into condos.

What chutzpah!
