Corcoran has a pair of resales at the Washington Condos.

At far left is a $1.099MM townhouse duplex with private outdoor space and at near left is a $899K 3 bedroom, 2 bath duplex.

An open house is scheduled for the $1.099MM apt this Sunday.

Highest resale yet at the Washington Condos

Unit A-2E, a 1,474 square foot 3 bedroom, 2 bath, is now on the market at an asking price of $949K. As this NYT FSBO says, they are offering it at a low price before hiring a broker and increasing the price.

The unit is 640 psf.

622 Washington to get art gallery

Right next to the Washington Condos, the owner of 622 Washington Avenue has filed a building permit to build a "REAR ONE STORY HORIZONTAL EXTENSION ON GROUND FLOOR FOR EXISTING COMMERCIAL ART GALLERY AS PER PLAN."

A steel beam has already been erected in the back of the house.

The C lines are now in contract at the Washington, complete with views of the mechanic shop across the street.

List prices were $669K, $749K and $759K, down from $739K, $799K and $849K, respectively.

Does anyone know the sale prices on these?

"Atlantic Yards" development opportunity across from the Washington

Check out this listing on craigslist for the white building that houses the auto parts store on Dean between Underhill and Washington, directly across from the Washington Condo.

The FSBO is being offered at $899K for a 25x126 lot. The extra-long lot actually has two separate buildings, both of which can be developed -- one is a two-story residential (closer to Bergen) and another is a three-story mixed-use.

Price: $899,000.

Verdict: interesting, but I don't see anyone purchasing this lot to renovate these two buildings. It would be quite interesting as a tear down with an extra long lot, but then again, who would want to pour in $2 or $3MM in this neighborhood at this time?

Washington Condo mezz units again on sale

Two months ago, the mezzanine units went on sale again, but then dropped off the A&H site. Now, they're back again, with some hefty price cuts at several units.

A5A, which was $735K, is now $639K, a cut of 13%.
A5B, which was $659K, is now $589K, a cut of 10%.
A5D, which was $809K, is now $769K.

Corner units at the Washington drop in price

Unit 2C, blocked by the AVAILABLE METRO sign has dropped $40K in price, from $739K to $699K.

It's probably due to being so close to the street that passersby can look right into your kitchen/dining area.

The other corner units have also dropped though not by $40K.

Price drops at the Washington Condos

The three marquee, corner units at the Washington, which were probably priced a bit too high from the beginning, have each dropped $20K in price.

Two units originally priced at $739K and $849K are now $719K and $829K.

Who's biting at these prices?

Recent Sales in the NYT features the Washington (again!)

For an unprecedented second week in a row, the NY Times' Residential Sales around the region featured a unit at the Washington in its' 600K to 899K bucket. For as long as we've been reading the RE section (which is to say at least 7 years), we've never noticed the same building being highlighted two weeks in a row.

Unlike last week's bloated common charges, this week's looks to feature unit A-4E, at 1475 square feet. Interestingly enough, the unit was listed at 779K in the print section, while most online versions listed it at 773K. The unit sold at 760K, meaning Aguayo was willing to wheel and deal in specific cases.

The common charges, at $282, are what was commonly known, but the taxes of $255 are higher than what was once disseminated to potential purchasers.

Recent Sales in the NYT features the Washington

In the section under $600K to $900K recent residential sales, the outer boroughs feature was a unit at the Washington that sold for $669K.

One thing of note is the high common charges and taxes -- $789 and $700, respectively. Are these correct? It's definitely a lot higher than the Schedule A, but perhaps reflects the fact that the 421-A abatement hasn't gone through?

Either way, this is a cause for concern if the charges are really that high.

Mathematics 101 at the Washington

According to Aguayo, the Washington Condos are 97% sold (up from 95% sold yesterday, incidentally).

As the site shows 12 units left for sale, this means there were 400 units for sale.

Anyone want to take on the fuzzy math?

The Washington mezzanines on the market

Has the DOB approved the sale of the remaining mezzanine units at the Washington Condo? Apparently so, because Aguayo & Huebener has listed them on their website.

A few tidbits: A5A is asking $735K, down from $775K in September 2004. A5B is $659K, down from $699K; A5E is $709K, down from $749K. Hmm, seems like one less floor of residential living space hasn't resulted in any major decreases in asking price. Is this a function of a healthy Brooklyn market or has the Washington Condos proved to be purchase-worthy?

Two more units sell at the Washington

Units A6B and B1I are in contract at the Washington. A6B, a 1733 sq ft penthouse unit was listed at $849K and B1I was a 2,189 square foot townhouse duplex listed at $749K. The new Aguayo site also lists a new unit, B1H, listed at $725K.

Is $849K the priciest unit sold there thus far?

Washington Condos penthouses on market

Two of the penthouse units in the A building are on the market. A6A, at 1198 square feet is listed at $729K while A6B, at 1733 square feet is listed at only $749K. Looks like the 3 bedroom, 2 bath 1,733 square foot unit is the best bang for the buck - only $432 psf. Bargains, anyone??

Looks like the rumor isn't true.

A&H finally marketing the Washington Condos again

It's the day many people have been waiting for - the re-upping of the Washington Condos on the website. Both old and new sites now have the Washington Condos at 35 Underhill on their site.
Take a look at some photos of the units on the old site at far left and some pricing at near left. Only 9 units are up, which begs the question whether the other 30 have sold or are in contract. Prices for the outstanding units start at 649K to $849K. These are anywhere from $521 psf to $673 psf. It's a healthy market alright. These also are very representative of the current condo market in Clinton Hill and Prospect Heights.
