A year later, the owner of 53 South Elliott Place tries the market again. This time, Jerry Minsky has lost the listing. Instead, Elliman has landed the $3.495MM townhouse.

Prime brownstone in Clinton Hill (not FG)

Despite where corcoran has listed this unit on its' website, it is in Clinton Hill, not Fort Greene. Perhaps that was a conscious decision, as the list price for this renovated beauty is a cool $2.325MM.

Unveiling of the Sanctuary Fort Greene

For what seemed like an eternity, the Sanctuary website was just a teaser one. But today, a full list of floorplans is available.

The results promises to be a set of floorplans that will appease those who are tired of cookie cutter floorthroughs.

Located at 264 Cumberland, this combination church/townhouse has 13 apartments, with studios, garden apartments, duplexes and simplexes among its many layouts.

The few units released so far on Elliman range from $615K for a 912 sf, 1 bedroom, 1 bath to $925K for a 1,874 sf 1 bedroom, 1.5 bath duplex. Common charges are anywhere from $316 to $491 a month.

Another 'new' townhouse condo?

On the west side of Cumberland, there is a new brownstone/townhouse building coming up. Perhaps similar to 242 Adelphi and the Boymelgreen townhouse on Carlton, this building seeks to mimic the conventional Brookyn brownstone.

This building also happens to be right next to the residential church conversion next door.

Flip at South Elliott modernist townhouse

From today's Brownstoner's open house of the day, this 76 South Elliott townhouse is a true ode to the modernist who loves white.

This brownstone, which belonged to a well-known Fort Greene architect couple, sold in September 2007 for $1.95MM, but is now listed by its current owner for $2.795MM.

According to public records, the current owner could potentially be a serial purchaser/renovator/reseller, as he looks like he could own 3 or 4 townhouses in the Brooklyn area.

A strange marriage indeed, between the blue-chip Fenwick Keats and the MLS listing.

The state of the Fort Greene townhouse market

Despite all the rhetoric on brownstoner's very popular House of the Day discussions, where naysayers decry the asking price of a specific Fort Greene townhouse, the market has spoken and the word is that the Fort Greene townhouse market is being buffeted by Manhattan buyers.

We have three specific examples.

The first townhouse at 211 Carlton, listed at $2.655MM, sold at asking price. The second, on 53 South Oxford, was an ostensible flip job, and sold at $1.83MM. It was originally listed at $1.975MM after having sold for $1.375MM in July 2006. The third, at 344 Carlton, sold for $2.48MM.

The not-so-surprising tidbit? All three buyers came from the island of Manhattan - the Upper West Side, the Lower East Side and the East Village, respectively. What this all boils down to, is that a wealthy Manhattan buyer(s) will pay a premium for the limited amount of brownstone stock in this neighborhood.

Just down the block from our old haunt, the owner(s) of 98 Lafayette Avenue has listed their house with Kathryn Lilly of Elliman. The interesting part of this townhouse is that it has parking around the corner on South Oxford. Listed at $2.655MM, this is no small change.

The townhouse contains a duplex and two floorthru rentals and can be delivered vacant. This is just one in another of several FG townhouses that have hit the $2+ MM benchmark.

152 Lafayette Avenue, between Carlton and Adelphi, sold in May 2007 for $2.025MM. The seller had purchased it in January 2004 for a scant $1.185MM.

The townhouse was listed in today's Recent Sales section of the New York Times Real Estate section.

474 Waverly - townhouse condos

Cindy McField of Corcoran has the listings for a townhouse condo conversion on Waverly between Fulton and Gates. Located at 474 Waverly, the block may be nice, but just half a block away lies the methadone clinic that operates a few times a week.

The units are a standard layout - two bedrooms in the back, bathroom and kitchen in the middle and living and dining areas in the front. A total of 775 square feet will cost you $500K. Still expensive at $645 psf, I'm sure there will be buyers for these, but will they know about the methadone clinic at the Sunday open houses?

If they don't see them during the Sunday open houses, I'm sure they will be walking right by the rambunctious crowd at 7AM when they head towards the Clinton/Washington C train.
